ImportKiller: I have a story for you
Nah Grande Prairie.
It's probaley the only major city in Northern Alberta. We recently have been going through a massive boom with the oilfield. Houses went up big time in price, because of demand for employee's. People from Newfoundland, and BC have been migrating over.
The oilfield was so crazy that they where paying water trucks ridiculous amounts to fill up camps just because they could. So all the major companies packed up and said the oil isn't going anywhere, and waiting till mid 2008. People thing its a bust(people that arent benefitting from it). Houses maybe have went down20,000 at the most.

Killer, sorry about all your probs...hang in there and eventually it will get done and next summer will all be a distant bad memory lol (been there done that, altho not as badly as yours) ..as you sit poolside sippin your diet pepsis and everyone else sips foo foo's runnin around half nekkid!
ZYNE if you are contemplating the pool/spa build...some things to consider (and of course just my opinion)
Having had 4 pools now, 2 which were pool/spa combo and 2 were not...next go round we will build again and it will be pool only and separate store bought self contained hottub! OR we have seen pool plans where the spa is dug and connected to the pool BUT you have a separate spa shell that drops into the hole (but this plan does away with any water spillover feature which we really like.)Reason being, the spa can be kept heated all the time eliminating the need to plan ahead and turn on the heater an hour or 2 before use. (Yes we could keep the spa heated all the time now but it would then heat the pool as well which would NOT be cost effective at all!)
