After rereading this topic, I noticed a few variations that differ from what worked for me: I used white silicon grease that came in a tube purchased at ACE hardware. I cleaned the tracks with a household cleaner and a rag, then applied the grease with my finger and a q-tip to get inside the tracks.

It was not white silicon grease nor something sprayed on. Then again your issue bay be a motor which would suck.... Good luck!
