What about lake lbj in texas seams pretty nice, and from what it sounds like there are tons of hummer happenings in dallas/ft worth.

That's a fact, it does get hot down here in the summer but the rest of the year is quite mild. I guess if you're used to full blown winters you wouldn't like it. I go to Chicago on business a lot, home office is there and I know that property taxes and housing and gas is quite expensive there. Not saying all of IL, just Chicago and the burbs around Ohare and west. NC is really nice as is northern TN, especially eastern TN over by the Smokies, geeze it's beautiful there and I think the cost of living isn't too bad and yes they actually have winter there too but still it's not like a Michigan or NY winter, remember how far south it is... Not sure about taxation, schools, etc but I'd guess you can find decent places in either state plus they both have plenty of mountain so I know you can do some wheelin without driving too far.

Graceland is nice but don't stray too far away, rough neighborhood.
